The countryside surrounding this beautiful farmhouse is typical of the Lower Tiber Valley, with verdant hills sloping downwards by degrees, overlooked by ancient mediaeval villages.
The garden with its age old olive trees is equally typical of the area. In this fantastic setting, on the edge of a terraced slope, is a luxurious hydromassage tub, which combines the pleasure of a relaxing massage with a splendid view over the valley and a pleasant private wood, part of the three hectares of land which constitute the property.
The swimming pool is situated just slightly lower down and also enjoys a panoramic position. Umbria FarmHouse 6197 has two residential units that are in perfect harmony with the surroundings, being clad on the outside with pale stone, the same used for the walls inside the guest house. The latter preserves the charm of the country houses of bygone days, with its exposed beam and tile ceiling, the furnishings in early 20th century style are simple and elegant, exemplified by the delightful washbasins in the bedrooms; a large wrought iron window with double shutters made of solid walnut, leads from the sitting room to the patio, equipped for al fresco eating.
The large house is equally panoramic and light, even down to the colours of the walls, and stands out for its oriental flavour furnishings. The valuable antique furniture, directly imported from Asia, together with the upholstery and carpets, give this house a very special charm, which offsets perfectly the typically Umbrian features, such as the ancient stone fireplace which dominates the large sitting room on the ground floor. Umbria FarmHouse 6197 is an ideal spot for anyone who would like to alternate the pleasures of the countryside with visits to nearby mediaeval towns, such as Todi and Perugia, with their wealth of cultural attractions, or Deruta, heart of the Umbrian tradition of artistic ceramics, and other ancient villages. A fairly good dirt road with minimal traffic runs adjacent to the Villa.
On the ground floor of the Villa there is a spacious sitting and dining room with fireplace and direct access to the garden, kitchen, 1 bathroom with shower, 1 double bedroom.
The first floor of the Villa features an internal and external stairway access, small sitting room with fireplace, 1 panoramic master bedroom with en suite bathroom with bath, and 1 single bedroom.
The ground floor of the guest house features a dining room with access to the garden and the patio, kitchinette for breakfast, and 1 bathroom with bath and storeroom.
The first floor of the guest house features 2 double bedrooms, with small washbasins.
