Cap Benat Villa 20558 is located in a private gated community.
The community is about 400 acres of unspoiled Mediterranean landscape on a seafront cape peninsula.
The grounds are extremely secure, with 2 sets of private grounds and private roads.
The Villa is set in a 3 acre garden, designed by a famous Italian architect, whose work has been exhibited at the Venice Biennale.
With 1000 square meters of living space, and 1200 square meters of terraces, offering 9 Double bedrooms, 13 Bathrooms and 1 Staff room with Bathroom.
It is situated 150 meters above the sea, close to the Benat Lighthouse, on a hillside with spectacular view of the sea, the neighboring island of Porquerolles and the Provencal hills.
A path from the house takes you down to the sea and a small beach, which is difficult for the public to access and therefore usually quite empty. The beaches here have sandy and rocky shores.
There is also a tennis club and wonderful mountain bike and hiking trails.
The Villa is ideal for 3 families, children and staff. Please note that little children should not be left unsupervised as the house is high up.
The design follows the shape of the hillside, being over 3 levels and fanning out from an eastern circular main house, with a small round tower in the South East Corner.
There are three main kinds of stone used in the construction: local stone, Istria stone and Travertino marble.
The roof is flat and can be used as a terrace.
All bathrooms are similar; Venetian marble, similar fittings, heated towel rails.
All rooms have dial-up and cable Internet, and there is WiFi on the ground floor and outside, it’s best to check individual rooms since the hillside and walls may vary the coverage.
All rooms have Air Condition.
The Ground Floor offers a Living Room with fireplace, bar with kitchenette, oven, and coffee maker. Dining Room. Library equipped with a computer, printer and fax, shower and WC.
A Master Bedroom Suite with his and her bathrooms, one with Jacuzzi tub. Plasma TV, and DVD.
On the Lower Ground Floor there is a large Kitchen with food hatch and elevator, and ample seating.
4 Double Bedrooms on the east side. All have bathrooms, some with showers, some with baths. Ideal for children, teens.
1 Guest Single Bedroom with a normal size double bed (best 2 small people as it is not a large room).
1 Round Guest Bedroom Suite with Bathroom with shower and tub. Views over sea and waterfall.
There is also a Home Cinema Room with TV, DVD, VHS, Stereo.
1 Staff Double Bedroom and Bathroom.
All twin beds can be turned into double beds, with suitable linens available.
Bathrooms all have towelling robes, hairdryers, heated towel rails.
The Lowest Ground Floor has a Bedroom Suite with Round bed.
Bedroom Suite with King size and Bathroom with showers and tubs.
King size bedroom with Plasma TV.
There is also a Wine cellar on this floor as well.
Amenities include: TVs, DVD, home cinema, karoake. Air Condition and heating throughout the house built into the ceiling with individual climate controls. Floor cooling system. Mobile phone network, WiFi ground floor and outside, dial-up in rooms. Stereo system throughout and also in the pool. Bose/IPod base and speakers. Dinner Service, Linen, Cutlery, Glasses etc for 24 people. Safety deposit boxes in each room.
Outside Amenities include: Large area with table and chairs next to the kitchen ideal for small children. Patio next to the pool. Lunch/Dinner on the roof of the Round Tower. Please note there is no BBQ as it is forbidden by the local Prefecture for fire hazard reasons.
Infinity Pool (14m x 4m) heated, with shallow end, 1m50 max depth and a little pool. Pool heated and lit at night (fuel at clients’ expense). Outdoor Jacuzzi without bubbles in the rock. Waterfall from the pool down to a smaller pool at the bottom of the Round Tower.
Reservation includes Full Staff. There is a live in couple which provides caretaker and either housekeeping services or preparation of light meals. Poolboy/gardener. Extra personnel available at extra cost and with advance notice. Maid service will be additional if you require the services of light cooking, or for very large groups. A professional Chef is also available if you so desire.
Cap Benat is quiet, secluded, and very exclusive, with private estates dotted around the hills, including on the opposite hill the Summer Residence of the French President, as well as houses of other celebrities and leaders of industry. The area is much sought after by those in the know, as it is on the Cote d’Azur and within easy access of St. Tropez, yet not as crowded and noisy, with unspoiled countryside, clean beaches, small villages and crystal clear seas.
The domaine of Cap Benat includes 4 clay tennis courts only available to residents of the domaine. There is a little private beach in the domaine with a few water toys. A little further along is a little private port with a sailing/windsurfing school – again only for residents of the domaine. The maximum depth is 1m80 so larger boats have to anchor outside the marina and come in with tenders.
The nearest little bay to the house is a 5 minute drive and a steepish 5 to 10 minutes walk down the hill to the bay. There is also a path from behind the house down to the bay and it's beach winding down and through the hill, this takes about 20 minutes, though it is harder work coming back up.
Cap Benat is noted for the wonderful scenery, so there are plenty of walks to be done in the surrounding hills. The well known Massif des Maures, for example, which is 20 minutes away by car. There are also fabulous mountain biking trails everywhere.
Leaving the domaine takes about 5 minutes by car as the house is at the end of the road. The nearest village, Borme Les Mimosa, is a very pretty and ancient hilltop Provencal village, 10 to 15 minutes by car, with local markets, stores, restaurants, etc. The local Rose wine is considered one of the best in Provence.
The nearest little port, La Faviere, 5 minutes by car, is very functional with water sports, and a boat marina from which guests can rent boats for day trips. More sophisticated and larger yachts can be chartered in St. Tropez. It's sister adjacent town, Le Lavandou, is larger and has banks, pharmacies, doctors, clinic etc., as well as a few clubs. A prettier and quieter little town, Le Clair, has a nice public beach with little seaside restaurants and bars. All have very animated boules pitches.
There are many 18 hole Golf Course nearby.
St. Tropez is 45 minutes away, so that guests can easily go there for dinner either by car or by water taxi (quicker in high season as you avoid traffic in the winding coastal road). For those seeking culture, Avignon and Arles are a longer distance away (2 hours) but still accessible as day trips. The nearby Abbaye du Thironet is worth a visit, as is the island of Porquerolles.
Distances: St. Tropez 45 minutes. Cannes 90 minutes. Marseille (airport) 90 minutes. Nice (airport) 90 minutes. Toulon 30 minutes (airport – Ryan Air direct from London, Air France from Paris).
