Tuscany Coast Villa 8804 is situated on the grounds of a beautiful garden with private swimming pool, just a few steps from the white sandy beach front.

The pine grove estate of Roccamare and its beach are private and closed off to the public, with only owners and guests of the estate’s 30 villas gaining access via the security guard at the entrance to the park.

This wonderful modern villa, fully renovated in 2002, is set on two levels.

The entrance to the main level opens onto a large space that composes the living room (which looks on to the swimming pool) with fireplace, and the dining room, which seats twelve.

Both the living room and the dining room have French windows that open onto a patio, where you will find a barbeque and outdoor dining table.

Also leading off from the entrance is a fully equipped and very practical kitchen. All the rooms are extremely bright and spacious.

Also on this level is the night area, with 3 bedrooms; the master bedroom with en suite bathroom with bathtub and 2 double bedrooms that both have en suite bathrooms with shower. All three bedrooms have air condition, and have direct access to the garden.

Finally, there is a guest bathroom to complete this level of the property.

The lower level has a large lounge that faces the garden, plus 4 bedrooms (2 master bedrooms and 2 twin bedrooms), each with private bathrooms (3 have a bathtub and 1 has a shower).

There is also a staff bedroom with bathroom and shower.

Along with the private swimming pool there is a pool house with changing room, a bar and bathroom with shower.

From here a private path leads through the pine grove to the sandy beach, where you will find a private area with beach hut and table.

The villa is designed to meet your every need: the kitchen is equipped with a professional gas stove, traditional oven and microwave, dishwasher, and refrigerator. The laundry room is equipped with washing machine, iron and ironing board.

The house is also well provided with linen for the bedrooms and the bathrooms, as well as pool towels. Television, telephone, barbecue.

Daily staff services (6 days a week): a maid to take care of tasks such as cleaning and laundry. The cook and specific laundry services can be arranged, on request, at an extra charge.

Please note the villa is not completely air conditioning, only 3 upstairs bedrooms. As the villa is so close to the sea front it is naturally cool.

The villa is located in the exclusive pine grove estate of Roccamare, near the town of Castiglione della Pescaia (a few minutes’ distance by car, 15 minutes by bicycle on the cycle path), where you will find all the main shops (restaurants, post office, banks, pharmacies) and commodities.

The property is very close to the famous Punta Ala Golf Club (where to gain access you will be asked to present a letter of reference from your local golf club). There are also two Tennis Clubs in Roccamare.

Rome is around 200 km. to the south, Florence is around 150 km. to the north, and Siena and the Chianti region are around 90 km. to the east.

Your reservation includes: Garden and pool maintenance, staff services, household equipment and linen, utilities and final cleaning. The staff service is included (10 hours a day, 6 days a week, Sunday excluded): a maid to take care of tasks such as cleaning and laundry, and a cook to prepare lunch and dinner. Personal laundry and staff service on Sunday on request charged additional at approx. 11.00 Euro per hour.
