Lucca Villa 126 is a gorgeous property that is a very large, restored and modernized, early 19th century frescoed villa designed by the famous Lucchese architect Nottolini.
The villa has its own consecrated chapel attributed to Nottolini, the famous Tuscan chapel and aqueduct architect.
Situated in the hills of Lucca, on grounds of 50 acres consisting of pine forests, olive groves, extensive gardens, and a large pool and tennis court.
There is a separate area in the pool for small children and a concealed outdoor shower.
An ornamental Italian garden with lemon pots and fountain lies adjacent to this area and can be illuminated at night.
Perfect for large parties, the pool area has wonderful unobstructed views of the olive groves and pine forests.

The family dining room is decorated with beautifully restored frescoes, overlooking a mature camellia garden. This room provides a convenient place for breakfast or small dinner parties.
The large dining room, the main hall of the villa, is decorated with frescoes and seats sixteen.
The hall can be arranged to accommodate banquets, larger dining parties or dancing.
There are nine double bedrooms with en suite bathroom in the main villa (3 twin, the rest are super king 6 feet wide beds).

Despite its excellent location and easy access, the villa sits in the quiet and expansive surroundings with beautiful unspoiled views of undulating olive groves and the Alpe Apuane.
The recently completed floodlit artificial grass tennis court is attractively set at the foot of the olive grove, a minutes walk from the villa.
There are many picturesque walks on riverside paths with interesting views of local cultivation and agriculture.

The principle bedrooms all have superior quality super king size six ft. wide double beds with en suite baths or shower rooms. Most are air conditioned and double glazed.

Under separate negotiation there is a also an owner’s residence, a Coach House adjacent to the main villa, comprising 2 double bedrooms and one twin room again all with bathroom and shower.

Ground Floor
The bedroom on this level has an en suite bathroom off the entrance hall which is perfect for people who do care for stairs.
The bedding can be a 6 ft. wide double or two single 3 ft. wide twin beds.
There is a full en suite bathroom with shower.
The bedroom is 16 ft. x 11 1/2 ft. and the bathroom is 8 ft. x 6 1/2 ft..

Mezzanine Level
Here there is a family dining room leading to a villa kitchen and a dining room which seats 20.
Off the dining room there are 2 more reception rooms - one a library, the other a TV room.
There is a full size kitchen where clients may enjoy cooking instruction and demonstration.
Then there is a large basement with an office and a ping pong table.

Next there is a bedroom that has 3 ft. wide twin beds or a 6 ft. double bed, with a full shower.
The bedroom is 16 1/2 ft. x 15 ft. and the bathroom is 10 ft. x 5 ft.
The adjoining sitting area, which is 13 ft. x 8 ft., includes access from the garden area for privacy.

Next, a bedroom with a 6 ft. wide double bed with a full bath and a separate shower.
This bedroom is 25 ft. x 18 ft. and the bathroom is 10 ft. x 8 ft..

First Floor
The first bedroom on this floor has a 6 ft. wide double bed, ensuite jacuzzi and separate shower.
The bedroom is 16 ft. x 14 1/2 ft. and the bathroom/dressing room is 18 ft. x 14 ft.

The next bedroom has a 6 ft. wide double bed, ensuite jacuzzi and separate full shower room.
